Drain Cleaning in JVC Apartment

Project Walkthrough
1. The Problem
A tenant reported recurring kitchen sink backups, slow drainage in the bathroom floor trap, and a foul sewer smell rising into the apartment during the evening.
2. Diagnostic Process
We inspected the kitchen sink trap and floor drains. We found that the AC condensation drain line (which connects to the bathroom floor trap) was blocked with biological slime and AC sludge. This sludge, combined with cooking grease scale and soap residue in the trap, had created a thick sand-like blockage inside the floor trap U-bend, restricting flow from the kitchen and bathroom.
3. Technical Solution
We isolated the fixtures and cleared the standing water. We did not use corrosive chemical acids, as they damage PVC pipe joints. Instead, we used an electric rotary cable snake to clean the trap scale, flushed with hot water under pressure, and cleaned the trap basket. We then used a kinetic water ram to blow out the biological slime from the AC drain line. We flushed the entire system with high-pressure hot water, cleaned the trap basket, and tested the drainage speed. The wastewater flowed immediately, and the sewer odors were eliminated.
