Water Heater Replacement in Business Bay

Project Walkthrough
1. The Problem
The client reported rust-colored hot water, low water pressure at bathroom mixers, and a slow, constant water drip from the false ceiling panel in the kitchen corridor.
2. Diagnostic Process
We opened the ceiling access door and inspected the ceiling-mounted 80L electric water heater. We found heavy rust scaling and water dripping directly from the tank shell, indicating that the inner glass-lined steel tank had corroded and cracked. The temperature-pressure relief valve (PRV) was also calcified and stuck closed, which had increased pressure inside the corroded tank and caused the structural failure.
3. Technical Solution
We isolated the double-pole electrical switch for safety. We shut off the cold water supply valve, connected a hose to the heater drain valve, and drained the 80L tank completely. We carefully disconnected the flexible hoses, unmounted the leaking unit from the ceiling hangers, and installed a new DEWA-compliant 80L horizontal water heater. We installed heavy-duty safety ceiling anchors, replaced the corroded isolation valves, installed a new safety pressure relief valve (PRV), and used certified flexible connectors. We filled the tank, restored electrical power, verified proper heating, and confirmed zero leaks.
