Water Leak Repair in Dubai Marina Tower

A tenant in a luxury tower corridor reported active water dripping from the false ceiling panel lanes. The leak was dripping directly near the main electrical distributor box, posing a severe threat to electrical circuits and ceiling drywall structures. If not isolated quickly, the water would cause significant plaster decay and ceiling collapse.

Our technicians isolated the apartment's main electrical breaker panel to prevent short-circuits. We then unlatched the ceiling access panels. Using a FLIR thermal imaging camera, we mapped cold and hot moisture pathways across the ceiling slab. This led us to the hot water connection outlet of an 80-liter horizontal electric water heater mounted inside the ceiling. Acoustic geophone checks confirmed a high-frequency hiss, pinpointing a split in a corroded brass connector coupling.

We isolated the cold water inlet valve on the heater, connected a flexible drainage line, and safely emptied the 80L tank. We cut out the corroded brass coupler, cleaned the PPR supply pipe ends, and prepared the fitting area. We fusion-welded a new heavy-duty PPR union connector onto the supply pipe, installed a lead-free brass coupling, and replaced the flexible connector hose. The tank was then refilled, electrical power restored, and the booster pump system activated. We ran a pressure test at 6-bar for 30 minutes, confirming zero leaks and dry moisture readings.
